DHA Valley Islamabad updates and its future prospects

DHA Valley Islamabad is a joint venture (JV) of DHA Islamabad, Bahria Town Islamabad, and Habib Rafiq (pvt) Limited, is a housing project initiated by Defence Housing Authority in Islamabad just next to DHA Phase 2 Extension on Islamabad Highway.

The society is connected with Islamabad Expressway through a six-lane DHA Expressway that covers all major phases of DHA Islamabad.

Launched on 18 August “2008” and is adjacent to DHA Phase II Extension. DHA Valley Islamabad offered 5 Marla and 8 Marla residential plots and DHA Homes as well as 4 & 8 Marla Commercial plots too.

The master plan includes the following projects:

DHA Valley Blocks: DHA Valley 5 & 8 Marla Residential Plots scheme is to primarily meet the aspirations of low income segments living in Pakistan.

DHA Valley Overseas Block: Three blocks were specially created for the benefits of Overseas Pakistani.

DHA Homes: 5 & 8 Marla affordable housing units with high quality fixtures and finishes were launched on 18th Sep 2008.

DHA Commercial Avenue: Launched on 1st Nov 2008, DHA Commercial Avenue has been designed with commercial and retail business perception.

Comprising of shops and 4 & 8 Marla commercial plots in the heart of DHA Valley.

It also offered plots exclusively to Overseas Pakistanis in overseas blocks like Sunflower, Magnolia etc, where overseas Pakistanis booked plots and payment was made in Dollars. Overseas blocks too have 5 and 8 marla residential plots. This venture helped bring good amount of foreign currency into the country.

Initially, JV of DHA & Bahria announced the following blocks:

  • Lily
  • Oleander
  • Jasmine
  • Eglantine
  • Gloxinia
  • Lavender
  • Lotus
  • Marigold
  • Snowdrop

Overseas Blocks:

  • Magnolia
  • Sunflower
  • Bougainvillea

Currently, following blocks would remain (to reduce the number of available files from the open market):

General Blocks:

  • Bluebell
  • Rose
  • Tulip
  • Daisy
  • Daffodils
  • Lily
  • Oleander

Overseas Blocks:

  • Magnolia
  • Sunflower
  • Bougainvillea

Possession of Plots:

Its now evident that DHA has enough land for the current plot files holders of DHA Valley. Though, Malik Riaz committed to give possession as early as possible but except Magnolia and Bluebell, no other block is developed and ready to give possession. Even we don’t see possession of Bluebell and Magnolia in coming days or months.

Working in Overseas blocks are in full swing but due to construction of Dadocha Dam, size and plotting of blocks would be changed.

Bluebell is almost completed while working in Rose and Daffodils are in full swing. Though we also observed work force and development in Oleander block but it will take too much time to fully develop Oleander, but there is no development of residential plotting in Lilly where DHA Homes are built and people are living there.

Currently, Bahria, which is currently responsible for the development of DHA Valley, deployed its workforce in Rose (between Bluebell & Overseas block of Magnolia) and Bougainvillea (Overseas block).

Before possession, DHA required fresh balloting and to issue new final map due to plot files reduction and land acquisition. In the first phase of balloting which was held in 23rd Dec 2018, 5000 plot files have given new number and block (in some cases). This balloting process would continue till all the files have been allotted fresh plot numbering, which would be held intermittently in the coming months and years.

Possession of DHA Homes

It’s fabulous news for holder of DHA Homes that there are good number of occupancy in the Homes (approx. around 30 homes are occupied). For them, DHA established a mini market for their daily grocery, though two shopping plazas are in the completion stages.

    You’re dha paid agent and making fool to all effecties bluebell ka sirf 15% area developed Kia haa or jo 15% developed Kia haa aus ma bhee pani, bijili, gas, sewerage, nahi haa so 15% developed area ma bhee sirf 40% kaam hea haa . Or baki blocks tou hain hi nahi zameen paa so shame on dha and bahria town and also on you to making people fool

    JazakALLAH Khiru for sharing the updates with video. Excellent summary of Valley. Can you please tell more about Valley Commercials ? when is the ballot and do they have plan to re-locate commercials too ?

      Thanks for appreciation. No idea about time of re balloting of Commercials but keep in mind, every plot would relocate and new map will come before final possession. But keep in mind, except Magnolia and Bluebell, rest blocks would take further 2-3 years to develop. Thanks

    Nice article and thanks for the update. As mentioned all sectors in DHA Valley will remain except the following sectors:
    Jasmine
    Eglantine
    Gloxinia
    Lavender
    Lotus
    Marigold
    Snowdrop
    Zinnia
    Iris
    What will happen to those alloted plots in above excluded sectors? Will they re-allot their plots and move it to other developed sectors? Can anyone please guide.

      As you know that Rose Block is completely hilly area, Solid land but it needs leveling, which would take time. But right now, main machinery is either in Rose Block or in Overseas new block.

    Thanks for information , I have a 8 marla plot in Blue bell , wanted to sell at reasonable price , but when i made contact with some property dealer , Its reveal to me ,that ,if DHA authorities and Malik Reyaz are responsible for this delay or fraud , property dealer is more responsible for this fraud also, they are looting poor peoples by offering too much low prices of plots when some one want to sell his /her plot , and when you want to buy plot ,they demanding too high, they offered 9-10 lac rupees for 8 Marla plot in Blue bell , and selling rate 14-16 lac for same plot size and sector )

      Jasmine is close to Lilly. There is a development between Daffodils and Lilly, so one expect that it would be Jasmine. But not sure.

      We cant tell the exact numbers but its definite that good number of homes are under construction. Whenever next balloting held, already ready homes would be given.

    Sir, as per you express way is connected with valley, is it true? How the work is in full swing as long as no revised maps are available in DHA Office. As per our visits only 10 to 15% area is planed not developed. Still villages are there, residents of villages are living there. What about gated community concept. Why we are getting only lollipops from everywhere. Please come up with real things.
